I grew up here. I still get excited driving clients down a street they've never noticed before.

I'm Rubina Atif, a Realtor with Royal LePage Prime Real Estate, and I've been helping people buy and sell homes in Winnipeg for over twelve years.

I came into real estate the long way around — years in client service before I got licensed — and it shaped how I work. I ask a lot of questions before I ever show a property, because the right house has less to do with square footage than with how your mornings actually go: who drives whom to school, whether you need a garage for February, how close you want to be to your parents.

Winnipeg is a city of neighbourhoods, and each one has its own rhythm and its own pricing quirks. Wolseley doesn't behave like Sage Creek. A 1912 character home in Crescentwood needs a different inspection conversation than a two-year-old build in Bridgwater. I've walked enough of both to tell you honestly what you're taking on.

What makes my approach different

I'll talk you out of a house. If the foundation, the price or the timing is wrong for you, I'll say so — even when it costs me a commission. A client who trusts me is worth more than a fast deal.

You get me, not a team member. I keep my client list intentionally small. The person who answers your text at 8pm is the same person who negotiates your offer.

Numbers, in writing. Before you make an offer you'll have comparable sales, estimated closing costs and my honest read on the property's resale — so the decision is yours, informed.
